Most stucco problems are found late because the surface is the last thing to show them. An inspection is worth doing at four moments: before you buy a house with stucco or EIFS, after a storm, before you paint, and when something inside a wall has changed and nobody knows why. We look at the whole envelope rather than the elevation you asked about, take moisture readings at the places water actually enters, and write down what we found with photographs. Some inspections end with us telling you the wall is fine and to leave it alone. That is a legitimate outcome and it is worth paying for.

Every elevation, not only the one with the visible problem, because water rarely enters where it shows.
Read the Moisture
Meter and probe readings at windows, penetrations, deck ledgers, and grade, recorded location by location.
Map the Cracks
Cracks are sorted by type. Hairline shrinkage, settlement, and structural cracking mean different things and carry different urgency.
Check the Details
Sealant joints, flashing, terminations, and clearance at grade are where systems fail long before the field of the wall does.

Frequently Asked Questions
When should I get a stucco inspection?
Before buying a stucco or EIFS home, after a storm, before painting, and any time an interior wall shows damp, staining, or soft trim on an exterior wall.
Is a stucco inspection different from a home inspection?
Yes. A general home inspection looks at the whole house and rarely includes moisture probing of the wall assembly. Stucco and EIFS need readings taken through the finish at specific locations, which is a different scope.
Do you damage the wall to take readings?
Probe readings leave small holes at inconspicuous locations, which are sealed before we leave. On many walls surface meter readings answer the question without probing at all.
What do I get at the end?
A written report with photographs and the moisture readings, findings sorted by priority, and a plain explanation of what each one means for the house.
Can you inspect before I paint?
That is one of the best times to do it. Paint over a wall that is holding moisture and the coating fails early, and the paint then makes the underlying problem harder to see.
What if you find nothing wrong?
Then that is the finding, and you get it in writing. Knowing a wall is sound is useful, particularly when you are buying or deciding whether to spend on repairs.
Do you inspect EIFS as well as traditional stucco?
Yes. EIFS needs probing rather than surface readings because the finish sits over foam, so it is a different inspection and we will tell you which system you have.
