How Often Should Stucco Be Inspected in Northeast Florida?

Most stucco walls in Northeast Florida want a look once a year, plus a check after any storm that drove rain sideways. Here is what that inspection covers and when to move sooner.

Once a year is the honest answer for most homes in Northeast Florida, with an extra look after any storm that pushed rain against the walls rather than straight down. That cadence catches the two things worth catching early: a crack that has started letting water in, and a wet spot inside the wall that has not yet reached the point of showing on the inside of the house.

How often should stucco be inspected?

Annually for a wall in ordinary condition, and again after a named storm or any weather event with sustained wind-driven rain. Homes on the barrier islands, at Vilano Beach, St. Augustine Beach, Flagler Beach and Jacksonville Beach, earn a second scheduled look each year because salt and wind keep those walls working harder than an inland wall of the same age.

Move sooner than the schedule if any of the following turns up between inspections:

• A crack that has visibly widened, or one you can slide a fingernail into.
• A stain that reappears after rain and dries slowly, particularly under a window or at a roofline.
• Bubbling, soft spots, or a hollow sound when you tap the finish.
• A damp patch on an interior wall that shares a plane with an exterior stucco wall.

When is the best time of year to schedule one?

Late spring, before the wet season, is the most useful single slot. An inspection then finds the openings that summer storms would otherwise exploit, and there is time to close them before the weather that tests them arrives. The second most useful moment is the week after a storm, while any water that got in is still present and findable.

An inspection in the middle of a dry stretch is still worth doing, but a wall that has been dry for a month hides moisture problems better than one checked two days after heavy rain.

What does a stucco inspection actually cover?

A visual assessment walks the whole envelope rather than the one wall you called about, because the same detail usually repeats around the house. It covers the field of the stucco, the control joints, the transitions at windows and doors, the base of the wall where it meets grade or a slab edge, and the intersections where a wall meets a roofline or a different material.

The parts that matter most are rarely the parts homeowners point at. A wide crack in the open field of a wall is often cosmetic. A hairline crack at the corner of a window is often not, because a window corner is where a wall concentrates movement and where flashing has to do its job.

Do you need a moisture reading, or is a visual check enough?

A visual check answers most questions. A moisture assessment matters when the wall is EIFS, when a stain keeps returning without an obvious source, or when the interior is showing damp and nothing on the outside explains it.

That distinction is worth understanding before you book anything, because it changes what the inspection is for.
