Stucco Inspection: What a Professional Checks
A stucco inspection is not a look at the walls. It follows water: cracks, hollow areas, sealant joints, flashings, readings and the grade line.
A professional stucco inspection is not someone walking around looking at your walls. It is a structured hunt for water, run in a specific order, because water enters at details and shows up somewhere else entirely. The inspector reads cracks for pattern rather than width, taps the wall to find where the finish has let go of what is behind it, examines every sealant joint and flashing that is supposed to be keeping water out, takes moisture readings where the evidence points, and checks the grade line at the bottom of every wall. The findings only mean something in that combination.
Where does an inspection start?
It starts with the building itself rather than the finish. Before touching a wall the inspector wants to know what system is on the house, traditional cement stucco over block, stucco over framing and lath, or EIFS with foam behind the finish, because each one fails differently and hides damage differently. A quick knock and a look at the trim details usually answers it.
Next comes the water story of the site: roof lines and where they discharge, gutters and downspouts or the absence of them, hardscape and pool decks, irrigation heads that spray the wall, planting beds against the house, and the direction the prevailing weather comes from. Half of the findings on a typical Florida home trace directly to one of those, and knowing them before the walk means the inspector is looking in the right places instead of hoping to notice something.
What is the inspector reading in a crack?
Width is the least useful thing about a crack. What matters is the pattern it makes, where it sits relative to openings and structural elements, what direction it runs, whether anything is coming out of it, and whether it has been repaired before and returned. Fine cracking spread evenly over a field of wall reads differently than a single crack running from the corner of a window.
Specific readings follow. A crack that traces a rectangular grid is telegraphing block joints beneath and points at moisture in masonry. A crack running horizontally above an opening raises a question about the lintel and its reinforcement. A crack weeping rust colored staining says corroding steel, and steel expands as it corrodes, so the crack will widen. A crack at a control joint or at a change in substrate is usually the assembly working as designed. What is sounding, and what does a hollow area mean?
Sounding means tapping methodically across the wall with a knuckle or a small tool and listening for the tone to change. Solid stucco bonded to its substrate returns a tight, high, dead sound. Where the finish has separated, the tone drops to a hollow drumming, and the boundary between the two sounds maps the extent of the separation more accurately than anything visible on the surface.
Delamination matters because it is damage you cannot see. The wall may look perfect, with paint intact and no cracking at all, while a large area beneath a window has lost its bond entirely. On block construction a hollow area usually means water has been in the wall and salts or corrosion have pushed the finish off the masonry. On lath and framing it can mean the lath has corroded or fasteners have failed. On EIFS a hollow or soft area can mean the foam is wet or the sheathing behind it has deteriorated, which is a much more serious finding, and the tells specific to that system are covered in signs of EIFS problems.
The inspector sounds systematically rather than at random, concentrating below windows, at wall bases, around penetrations and anywhere staining or cracking has already been noted.
Why do sealant joints get so much attention?
Because on most homes the sealant joint is the only thing between wind-driven rain and the inside of the wall, and it is the shortest lived component on the entire exterior. Sealant hardens, shrinks, chalks and pulls away from one side of the joint under Florida sun, and once it releases, the joint is a funnel rather than a seal.
The inspector checks every joint where stucco meets something else: window and door frames, garage door frames, dissimilar materials, control joints, expansion joints, and the perimeter of any penetration. What gets recorded is condition rather than presence. A joint can look continuous from a step back and be fully separated along one edge when you press it. Joints at the head of an opening and at the top of a joint run get particular attention, because that is where wind-driven rain arrives with pressure behind it and where gravity works against the seal.
What do flashings have to do with stucco?
Flashings do the job that stucco was never designed to do, which is stop water at a transition. Stucco is a cladding, not a waterproof membrane, so wherever a wall meets a roof, a deck, a balcony, a chimney, a change in material or an opening, a piece of flashing is supposed to catch the water and direct it back out.
The inspector looks for whether flashing is present at each transition, whether it terminates correctly rather than being buried in the finish, and whether the stucco has been run down over the top of it in a way that defeats it. Kickout flashing at the point where a roof edge meets a wall is a classic omission and produces a very recognizable damage pattern in the wall directly below. At the bottom of a framed stucco wall the weep screed is checked for the same reason: it is the exit, and if it is buried, painted shut or missing, water that gets in has no way out.
What do moisture readings actually tell you?
Moisture readings turn suspicion into evidence. Surface scanning identifies areas holding raised moisture behind the finish, and probe readings at specific points measure how wet the material actually is. Compared against readings from a known dry area of the same wall, that distinguishes a wall that is actively wet from one that is merely stained by an old event that has since been fixed.
Readings also map the extent of a problem, which is what determines scope. A wet area confined to a patch under one window is a local repair. High readings running across a whole side of the house or spreading well beyond the visible damage indicate the water has been travelling, and that changes the conversation from patching to remediation. Readings are taken where the other evidence points rather than at random, which is why sounding and the crack survey come first.
Why does the grade line matter so much?
Because the base of the wall is where the most damage is found and the least attention is paid. Stucco is supposed to stop short of the ground with clearance beneath it. When the finish runs down into soil, mulch, a raised paver patio, a resurfaced pool deck or a landscape bed added years after the house was built, it wicks ground moisture upward continuously and never gets a chance to dry.
The inspector measures clearance around the whole house, notes anywhere hardscape has been built up against the wall, checks irrigation spray patterns, and looks for the tells of chronic wicking: soft or crumbly material at the base, peeling in sheets, efflorescence, and a hollow tone along the bottom course. This finding is common, it is cumulative, and it is often the reason an otherwise sound house has failing stucco on one elevation.
What happens after the inspection?
A useful inspection ends with findings sorted by cause rather than by wall, because repairs that do not correct the cause fail again. Each finding gets tied to what let water in, what damage resulted, and what has to happen in what order.
