Hurricane Damage to Stucco: What to Check After a Storm
What to check on a stucco wall after a hurricane or tropical storm, and why the damage worth worrying about is usually the damage you can't see.
After a storm, walk the exterior first and look for the obvious things: chips and small holes from wind-borne debris, fresh cracks, spots where the finish has cracked away in flakes, and any section that sounds hollow or has come loose from the wall behind it. Then go inside and check the walls that took the weather, especially around windows and doors, for new staining, soft drywall, bubbling paint, or a musty smell. The outside tells you what hit the wall. The inside often tells you what got through it, and that second part matters more than most homeowners expect.
The damage you can see
A storm throws two kinds of debris at a stucco wall: small, fast material like grit, shells, and branch fragments that leave impact chips and shallow pockmarks, and larger objects that can crack the finish coat, spall a chunk of it off entirely, or knock a whole section loose from the substrate underneath. All of this is real damage and worth a look. Impact chips expose the base coat or the lath beneath it, and once that layer is open to the weather it will keep degrading with every rain until it is patched. A cracked or spalled area does the same thing on a larger scale. None of this is subtle. It is the damage a homeowner sees walking up the driveway the morning after, and it is usually the reason the phone starts ringing.
The damage that actually matters: water behind the wall
Stucco is not a waterproof membrane. It is the visible layer of a drainage system, whether that system is a weather resistant barrier and weep screed behind traditional stucco on a framed wall, or the finish coat over the foam board of an EIFS assembly. In a storm, wind does not just throw debris, it drives rain sideways with enough force to push water through hairline cracks, failed sealant joints around windows and doors, and any penetration where a pipe, vent, or fixture passes through the wall. Once water gets past the surface, the stucco itself can look almost untouched while the sheathing and framing behind it sit wet. Wood sheathing that stays damp softens and eventually rots. Metal lath and fasteners corrode. None of that shows up by looking at the outside of the house, which is exactly why the visible chips and cracks are not the whole story, and sometimes not even the important part of it.
What to look for in the days after a storm
The most useful checks happen over the days after the wall has had a chance to dry, not just the morning after. Look for new cracks that were not there before, particularly running diagonally from the corners of window and door openings, since that is where movement and water intrusion both show up first. Look for staining or dark patches that do not fade as the surface dries, bubbling or areas that feel soft or spongy under light pressure, and spots that sound hollow or drummy when tapped with a knuckle compared to the solid sound of the wall around them. White, chalky deposits on the surface, known as efflorescence, are worth noting too, since they form when water has moved through the material and left dissolved minerals behind as it evaporated. Inside the house, check the drywall on any exterior wall that faced the weather for dampness, a musty smell, or paint that has started to bubble or peel. None of these signs need to be dramatic to matter. A faint smell or a small soft patch is often the earliest and most honest indicator available.
Why the inside of the house tells you more than the outside
An exterior wall can look fine and still be wet behind the finish, because stucco is porous and holds moisture without necessarily showing it right away, especially on textured or painted surfaces where minor swelling and discoloration are hard to see. Drywall does not have that forgiveness. It stains, softens, and smells the moment it takes on water, which makes the interior side of an exterior wall a more sensitive early warning system than the stucco itself. If a homeowner checks only the outside after a storm and finds nothing alarming, that is not the same as confirming the wall stayed dry. The interior check is what closes that gap.
EIFS after a storm: why it can't wait
Traditional stucco and EIFS handle water in opposite ways, and that difference matters most right after a storm. Traditional stucco over a framed wall relies on a drainage plane and a weep screed, so water that gets behind the finish has somewhere to go. Many older EIFS installations are barrier systems with no drainage path at all, built on the assumption that the exterior surface would simply keep water out. When that assumption fails, and a storm is exactly the kind of event that finds every weak point in a barrier system, water that gets in has nowhere to leave. It sits against the foam board and the wall behind it. For that reason, impact damage or a new crack on EIFS deserves a faster look than the same damage on traditional stucco, since a delay of a few weeks can mean the difference between a wet spot and a section that has to be opened up and rebuilt. What to document, and when
Photograph everything before any repair work starts, while the damage is still fresh and visible. Wide shots that show where on the house the damage sits, close shots of each crack, chip, or stained area, and photos of any interior signs on the matching wall are all worth having. This record is useful for two separate reasons. It gives your contractor a clear starting picture to compare against once repairs begin, and it is the kind of documentation an insurance conversation about storm damage typically asks for. Temporary protection versus temporary work that causes harm
Covering an exposed opening with a tarp, boarding up a broken window, or diverting obvious running water away from a compromised section are reasonable temporary steps that limit further damage without changing the evidence of what happened. Sealing over the surface of a wall that is still wet is not the same kind of step, and it can do real harm. A sealant or coating applied over damp stucco traps whatever moisture is already behind it, cutting off the only path that moisture had to dry out. That trapped water keeps working on the sheathing, the framing, and the fasteners behind the wall long after the storm has passed, and it creates the kind of hidden, sustained dampness that supports mold growth over time. Why a saturated wall should not be patched right away
Patching the surface of a wall before the material behind it has dried out feels like progress, but it usually is not. A hard, sealed patch over trapped moisture holds that moisture in place the same way a coating does, and the water keeps degrading the wood, metal, or foam board underneath while the surface looks repaired. That combination, a wall that looks finished but is still wet inside, is one of the more common reasons a stucco contractor gets a callback a season or two later, and by then the repair is bigger than it would have been the first time. A wall that took on significant water after a storm needs time, and sometimes assessment of moisture content, before permanent patching makes sense.
When to bring someone in rather than wait
